What is an Abstract of Title?

Think of the Abstract of Title as a book describing the history of a property. It's a hard copy that documents the "chain of title" -- or each owner of a property. It passes from sellers to buyers at closing.

What is the Purpose of Abstracting?

Every state has some form of "abstracting" or "title search." Some states call it a "title report" or "evidence of title." It means that a title company does a thorough background check on a property to make sure it can legally transfer to new owners.

What is the Closing Process Like?

In Oklahoma, abstracts must be prepared by licensed abstract officers. The abstract also must be read by an attorney to determine marketability of a title before title insurance can be issued for that property.

Do I Receive My Abstract at Closing?

In the past, people kept their own abstracts -- your grandma might even still have one in her attic! Today, abstracts are stored in giant warehouses owned by the title company. If you want to see yours, simply contact the title company where you closed and ask!

Are Abstracts of Title Valuable?

They can be! There are abstracts that go back to the 1830s. Many homeowners and history buffs delight in reading about the history of a property -- sometimes even finding juicy details! 

In fact, rare, old, and/or very long abstracts are considered valuable antiques and can be worth lots of money.
